Congratulations, Spain. Here's What Really Won This Weekend.

Good morning, Sand Club, and happy Monday.

I have to start with something outside of real estate, because it happened right in our backyard this weekend and it stuck with me. Spain won the World Cup yesterday, right here on American soil, beating Argentina 1-0 in a match that went all the way to extra time. What struck me wasn't just the game. It was hearing from visitors and fans from all over the world who came here for this tournament, many for the first time, and the thing so many of them kept saying was some version of the same sentiment: America still means something. The opportunity here is still real. People still come here to build a life, not just visit one.

They lifted the trophy. We get the opportunity. They played for glory. We play for home. They had a moment. We build a life.

That's not a throwaway line to me. That's the whole reason I do this work. The American Dream isn't a slogan. For most people, it still starts with a place to call home.

So let's talk about home, and what's actually true right now, not what the headlines say.

Mortgage rates today are actually a touch lower than they were this time last year, and that matters more than it sounds like it does, because it's shifted who has leverage. Buyers are negotiating seller credits and rate buydowns in ways they simply couldn't a couple of years ago. Employment here remains healthy. Foreclosures are still historically low. And a lot of the people I talk to, people who bought years ago, are sitting on real, substantial equity they've built quietly just by staying put. This isn't 2008. It doesn't look like it, it doesn't feel like it, and the numbers don't behave like it either. I want you to hear that clearly, because I know the comparison crosses people's minds.

For anyone dreaming of that first home, there's real help available too. California's MyHome program offers down payment assistance that pairs with an FHA loan, no lottery, no waiting list, available right now. It works especially well for condos and townhomes across our county, and for many homes throughout the San Lorenzo Valley. Dream For All, the larger program that can cover up to 20% of a purchase price, is currently between funding rounds, so it's not open today, but I'm watching it closely, and the moment it is, you'll hear it from me first.

National headlines give us context. Local markets tell us what actually matters.

So here's what actually matters this week, right here at home. Compared to this same week last year, our countywide median single family price moved from $1,420,000 to $1,498,000, while condos came down a bit, from $879,950 to $799,000. Inventory dropped from 622 homes countywide to 492, even with slightly better rates than we had a year ago. Santa Cruz 95060, Santa Cruz 95062, and Scotts Valley saw prices rise. Seven other areas softened. That's why I never let a countywide number speak for your street. Your neighborhood is having its own conversation, separate from the one next door.

I don't tell people when to buy or sell. That's not my job, and honestly, it's not my place. What I can do is help you understand what's actually true, right now, about your specific situation, so that whenever you're ready, you're ready with clear eyes instead of guesswork.

The world just watched thousands of people travel here because this country still represents something worth chasing. For a lot of us, that dream still lives in a home, in a door that's ours to open every single day.
