Opening the Right Doors, Not Just Any Door

If you've been following the housing market in the news, you're probably hearing that inventory is rebuilding, buyers have more choices and the market is beginning to normalize.

That's the national story.

Santa Cruz County is telling us something different.

Only 61 new listings came on the market last week, while 50 homes reduced their price. Single-family homes are averaging 110 days on market, and 39% have had a price reduction.

Those numbers caught my attention—not because they mean the market is bad, but because they tell us buyers and sellers need to approach this market differently.

What Those Numbers Are Actually Telling Us

Here's what I find interesting.

We're not seeing a flood of new homes coming onto the market. We had just 61 new listings last week.

Yet homes are taking an average of 110 days to sell, and nearly 4 out of 10 single-family homes have had a price reduction.

That tells me this isn't simply a story about having too many homes for sale.

It's a story about buyers being more selective.

They're taking their time. They're comparing values. And when the price doesn't make sense, they're willing to wait.

That's where this market gets interesting—because what that means for a buyer is very different from what it means for a seller.

If You're Buying, This Is Where I Start Looking

A home that's been sitting for 30, 60 or 100+ days doesn't automatically mean there's something wrong with it.

I want to know why it hasn't sold.

Was it priced too high? Did it fall out of contract? Is there something in the disclosures? Does it need work? Or has it simply been overlooked?

Because sometimes that's exactly where an opportunity begins.

And negotiation isn't always just about price. Depending on the property and seller, there may be opportunities around credits, repairs, closing costs, financing or terms.

The goal isn't to find the cheapest house. It's to recognize the right opportunity.
